Beautiful property, but the host’s unprofessional communication, constant micromanagement and restrictive atmosphere mad

The property itself is beautiful, spacious, and exactly as advertised. It's a real shame because the house bas so much potential, but our experience with the host meant we couldn't fully enjoy our stay.

− We booked this property over two months in advance, yet the day before check-in the host attempted to move our booking to different dates instead of honouring the original reservation. As we hadn’t agreed to this change, I contacted Booking.com customer service, who informed me that changing the booking in this way was a breach of their policy. Following their intervention, the original booking dates were reinstated. This caused a huge amount of unnecessary stress for what was supposed to be a birthday celebration planned months in advance. During our conversations before the stay, the host made comments about people travelling from Croydon/South London for weekend bookings, suggesting they often throw parties and disturb the neighbours. Despite repeatedly explaining that we were simply celebrating my birthday, had no intention of hosting a party, and were happy to follow every house rule, I felt we were judged before we had even arrived. The communication became increasingly unprofessional. At one stage, the host messaged me saying: “Just take your five friends to your own home in Croydon if you are going to eat out and go clubbing anyway! I just cannot be dragged out of bed in the middle of the night to make house calls.” I found this message unnecessary and inappropriate, particularly as we had consistently communicated respectfully and had repeatedly reassured her that we would abide by the rules. Once we arrived, it felt as though our stay was being constantly monitored. Following a noise complaint at around 7am, the host contacted us with sarcastic comments such as, “Do you guys not sleep?” and asked whether we’d “been up all night.” Rather than addressing the situation professionally, these remarks felt patronising and only added to the uncomfortable atmosphere. There were also so many restrictions that it became difficult to relax.

It was a beautiful property, very spacious, comfortable, a lot of things were also provided by the host which was appreciated.

− Nothing major the property could control, but it was extremely hot but again the weather was pretty extreme and there were only heat setting options for the house and a majority of the fans weren’t working.

Perfect modern house in a great location!

The house is in a perfect location for transport into the centre of London and Blackheath itself is full of great coffee shops and cafes. The house was very modern and well looked after. Our host was very helpful and communicated key information well. Perfect place for a group of women!

− Minor issue with no hot water when we arrived but this was quickly sorted.

Perfect place for an all adult group getaway!

Such a great place for a group. Was really pleased. Communication was absolutely brilliant all the way through and couldn’t have asked for better place to be as a group. Loved the fact they left condiments and other bits and bobs making cooking easy. Makes such a difference.

− Everything was great. It’s a very light house so would have been nice to have better curtains as sun came in loud and clear. Couple baking trays would have been useful.

A relaxing, enjoyable stay that I’d happily return to.

I really enjoyed my stay—the room was spotless, comfortable, and beautifully set up. The location was perfect, peaceful yet close to everything I needed.

− There wasn’t much I didn’t like. If I had to mention something, there was a slightly off smell when we first entered the property which lingered for most of the first night. Overall, though, it was a very minor issue in an otherwise lovely experience.
