Relatively happy but fell short of my expectations

The property was comfortable & clean.

− We arrived at the property to find a broken key in the key safe! This was clearly placed by the cleaner which I believe has been replaced. A tentative moment & thankfully we got into the property by a bit of intuitive thinking! Anyway, once in, quite happy with the property.

Decent place, responsive owner, worked for us!

It was a decent place relatively close to public transportation and restaurants and appreciated the treats left for us.

− The pictures were not the same place as where we stayed (in reality, not as nice looking-definitely fine, but different than shown). Water everywhere in the master shower due to the curtain only system, but towels helped.

Nicely upgraded apartment but not properly maintained.

Nicely upgraded on the whole, the kitchen was well equipped. Comfortable beds.

− The thermostat on the shower over the bath was stuck on very hot. Also the water barely came out of the rain shower head due to limescale. It was unusable and we all had to use the en-suite one. The stool in the front bedroom collapsed as my wife sat down, the back leg gave way and she fell backwards onto the wooden floor. One of the 2 fans supplied didn’t work, a problem especially with the temperatures this weekend. On arrival dishwasher full of dirty items. Overall cleanliness was lacking. This could be a great apartment if maintained correctly. Not good value for our money.

Excellent location. Having two bathrooms were super convenient. Check in and out was seamless. Comfortable beds. Lovely living area plus kitchen situation. Great wifi. Loads of consumables in the kitchen including random condiments that were perhaps left over by previous occupants. Dishwasher and washing machine etc. Some board games wete available. Also kid friendly books and kid friendly utensils Overall great place!

− I'd recommend this property and potentially choose to stay here again too but I believe that there are a few small things that could push its overall rating from its current 8.5 to well over 9/10. 1. The kitchen needs an overhaul. Every utensil and small appliance in the kitchen looks very dated and not v.clean. the pots and pans were full of scratches, the electric kettle had limescale, toaster looked unclean. Not enough forks, mugs etc and so on (no scrubber next to the kitchen sink, just 1/3rd of a kitchen roll, almost no surface cleaning solution). Some of the cutlery had not been cleaned v well. 2. Generally stuff looked worn out speciallyin the living room. The pulley for the blind, the living room upholstery looked old and frayed in places. There was one drawer in n the kitchen that was untidily piled up with manuals and spares. May be best to lock these up rather than have guests open these messy looking drawers when they're looking for kitchen related items:). 3. Generally housekeeping can be better. While there were toiletries in the bathroom which was super helpful, I suspect some may have been left over by previous guests. We used the shampoo etc but it may be best to discard things like loofah etc (who'd want to use a communal loofah!) 4. The shower heads. Water pressure was most unsatisfying. 5. The ensuite bathroom could have a shower cubicle so the whole bathroom doesn't get wet when one has a bath in that room Two things for guests to be aware of (but can't do much about): 1. one of the bedrooms could be on the noisier side as they face goldhawke road, so lots of traffic even at night. 2. Loads of staircase climbing. First to get into the living room and then on top the two bedrooms but there are railings, so all good.

Great location and easily accessible for central London. All amenities were provided. Good COOP next door for self catering and Chip N Chop over the road is an excellent takeaway. We found the 94 bus stop outside the apartment (directly to Piccadilly) easier (and cooler in the May heatwave) than walking to one of the local tube stations. Will definitely be back!

− Parking isn't great in the area as it's limited on-street parking. We had preplanned and booked a private driveway through JustPark 2 minutes walk away.
