Pros and cons but overall a good experience
6.0We were very worried when we saw the dreadful reviews of this place and as we were arriving outside of the manned Reception hours, we followed the instructions to contact the host in advance to get the door access details as we were arriving late at night. We had to share our passport details and these were sent to us via Whatsapp and they worked on the outside and inside doors no problem. I do agree with other reviews when they say that nobody was ever at the Reception desk even during the manned hours. I honestly don't think anyone is ever there! The curtain in our room was off the rail slightly so it wasn't possible to close it properly which was a little annoying. The beds weren't very comfortable. My son's bed squeaked every time he moved. This place is called a bed and breakfast but there were no instructions on whether we actually had breakfast included or not! On a previous review I saw that breakfast was incl. in a cafe next door but maybe this was an out of date review as there was no cafe next door. We ended up walking a block down and having some delicious croissants and coffee in a very traditional Italian cafe. On a positive note, the room was clean and the bathroom was quite big. There was a lovely coffee machine in the room with new capsules provided every day with yummy biscuits. A bottle of wine was in the fridge too, although we didn't drink it in the end! The location was actually very good and we were able to walk to the Spanish Steps within 15 minutes. It was very easy to book an Uber and get to wherever else we wanted to go at quite a reasonable price. We were leaving in the evening so we arranged to leave our luggage in the lobby by the Reception desk and were able to get back in later on to collect it. I would possibly consider staying here again especially if the beds were a bit more comfortable.

2.0The check in wasn’t great at all - we got there about an hour early and asked if we could store our luggage until check in, a staff member (I want to say one of the cleaners?) told us to leave it in what was going to be our room, come back in 30 minutes and we can be checked in. We go and eat, come back about 45 minutes later, we can’t even get into the building as the main door was shut. A nice lady who was staying there let us in after we stood there for about 20 minutes. We then couldn’t get into the hotel as there was a code on the door, we didn’t get sent any codes at all. Luckily we saw the woman from before after about 20 minutes, and called her upstairs to let us in, she was very confused as to why we needed to get in and seemed to forget she dealt with us not even 2 hours ago. She hardly knew any English (fair enough, not a problem, that’s what google translate is for) she finally understood and let us in. She then rang whoever was in charge who then 10 minutes later messaged me with the check in details and door codes. And I need to say this all happened during the time that the reception was apparently open - between 8:30 - 2:30 - but there was no one at the reception desk or answering the phone when I kept ringing. Me and my partner stayed Monday - Friday and not once saw anyone on that reception desk, at this point I think it’s just for decoration. The only person we saw was the lady from the first day. So other than that, it was a decent stay for the price, but we honestly thought we were going to be stranded for the first night with none of our stuff because of this place. But I also will say: There’s no luggage storage, they say we’re more than welcome to keep our cases in the hall until we leave, you’d think it would be an actual storage room or something. The rooms aren’t exactly soundproof - we could hear other guests coming and going at night - and also the loud Italian builders next door blaring their music and singing at 8am every morning. And no memory foam mattress like it says - unless the others do but ours certainly didn’t. So if you’re not fussed on where you’re sleeping, this place is fine as it’s not a bad location. But make sure you get the codes before you even fly !!!!

2.0I wish I could share screenshots. I arrived at the property and the elevator did not work. I messaged the manager and about 30 minutes later she said she will contact someone for help. I waited another 30 minutes and never heard back. I called her and she said she can’t answer right now and told me the elevator issue is NOT her problem. Luckily a nice person helped carry our luggage up many flights of stairs. Got to our room and our toilet didn’t flush. I messaged the manager and about an hour later she said: It was working today. There is nothing wrong with it. I told her it doesn’t work and she then said to “Try hitting the button harder and multiple times.” Don’t you think we already tried that? Worst experience ever. Don’t book here.
