Instructions to find property was straight forward and easy to read. All codes worked - no problem. Excellent location for the biennale and close restaurants such as Novella. Decent standard - fine for a few days.

− It is easy to miss the front door or be unsure if it is the correct door. Box for keys was a bit stiff and tricky to open. Overall the property was tidy, but floors dusty an further attention to detail could be given for cleanliness. A few features broken such as the bin lids, the shower did not drain well. Our main issue was the property was incredibly hot. AC was listed as a key feature of the property but when we arrived it worked for 10 minutes then turned off. We could not get it back on. AC is essential in Venice during the summer months and heat waves. We contacted the property who informed us it has broken 2 days before and they had contacted a technician but could not say when they were to arrive. There was no communication on this before our arrival, and no further updates during our 3 night stay. They provided 2 fans but they were not sufficient at cooling the apartment - it was unbearably hot and uncomfortable to be in the apartment in the morning or evening. There was no communication or updates on fixing the AC. I understand these things happen, but we are also paying for a service we did not receive and that impacted the quality of our stay. We contacted the property and booking.com for a partial refund, as our stay was so uncomfortable. Under the UK Consumer Rights Act 2015 and Italian Consumer Code, services must match the description, and entitlement to a proportional reduction of price if a service is missing - the property has remained silent as if they no longer exist. I would be vary wary of booking here incase you have any issues as you most likely won't get any help from the host, or any refund if you feel the property does not match the description. They contact you through a 3rd party called Wonderful Italy. They have remained uncontactable by myself and Booking.com.

Overall, this was a good value for the price. The apartment is in a quiet location with a lovely canal view, yet it's just a short walk from restaurants, cafés, and both the Giardini and Arsenale, making it an excellent choice for visiting the Venice Biennale. The apartment itself is spacious and has the essentials for a short stay. The host was also kind enough to accommodate a later check-in, which I appreciated.

− Communication was sometimes slow, and the check-in instructions could be clearer, as finding the apartment and keys was more difficult than expected. The building entrance and common areas could be better maintained, and the apartment would benefit from a bit more attention to maintenance and cleanliness. Despite these issues, the excellent location and reasonable price made it a worthwhile stay, and I would consider staying here again if the maintenance and check-in process were improved.

Εξαιρετικό το δωμάτιο με όλα τα απαραίτητα, πολύ καθαρά και όταν είχαμε ένα πρόβλημα με το A/C το έφτιαξαν αμέσως! Η περιοχή υπέροχη και δίπλα στη Μπιενάλε. Η είσοδος δεν σε προετοίμαζε για το τι θα έβλεπες μετά. Ευχαριστούμε για όλα. Σίγουρα θα σας ξαναερθουμε!!!

We had a very good time despite the issues mentioned above.

At first I find it little tricky to access the exact location. But the property was really big and comfortable. I wasn't expected that much. It's equipped with all the necessary equipments too. It's walkable distance from the center, and I liked that it wasn't as messy as in the center wold be.

− We booked different apartment with the view to cannal and they changed it for some technical issues. This appartment's windows were on the inner side of the yard. That's why without the airconditioner it was total hell to sleep. No possibility for an air to move through the room. There were mosquitoes for complete happiness, too.
