Powerful AC system in the upper salon-kitchen area. Another powerful AC in the downstairs that reached the two bedrooms. Terrace was great to watch the boats and eat outside. Location was perfect for us with children and in the heat of summer as it is 100 metres from the Arsenale boatbus stop with great access to all Venice. The location also allowed a breeze from the lagoon which we noticed didn't reach more internal canals and alleyways. Paolo who completed the check-in was very helpful and professional. The apartment is on the 3rd floor without lift but that was no issue for our group. Compared with other similarly priced places we thought this was good value and ticked a lot of boxes for a convenient & enjoyable sightseeing stay for a group of 4 in the height of summer.

Location, great air conditioning, spacious and lovely apartment. Kitchen well equipped. Close to great restaurants, fruit shop and convenience store.

Great location but needs a better description of the apartment and some basic work to upgrade.

The location is fabulous, a one minute walk to the waterfront and its variety of shops, restaurants, water taxi stops etc. Around a 10 minute walk to St Mark's Square. We were met at the door on arrival by Matteo, a lovely, friendly agent, who took us up to the apartment, gave us the keys and showed us the basics. He was very helpful when we had a problem with the air conditioning during our stay (we had inadvertently turned off a switch ourselves, so it wasn't a problem with the unit!). The apartment is well equipped, having all essentials in the kitchen etc. Beds were comfortable and the bed linen was spotless. The terrace is lovely, has stunning views across the water, and we even had a small pet lizard that peeped out every now and then! The view from the terrace is beautiful. It was, sadly, mostly too hot for us to enjoy the terrace but had it been cooler weather, we certainly would have spent more time out there.

− When we were first led into the stairwell of the apartment we were told that the most important thing to show us at first was the electricity box and how to switch the electricity back on if there was a trip in the circuit, during our stay we very quickly found out why! Every time we tried to boil the kettle for a hot drink, the electricity in the entire apartment cut out and we had to walk down the six flights of stairs to reset everything. Speaking of stairs; there are six flights of stairs up to the apartment from the main door with no elevator up - this was not something that we were made aware of prior to booking and, as our 74 year old mother was part of our group, this was not ideal. Had we known on booking that it was such a climb to the apartment, we would have chosen to stay elsewhere. The apartment is advertised as having air conditioning, although there is actually no air conditioning in the bedrooms, which is of course an expectation when the apartment has advertised that it is air conditioned. We were in Venice during a heatwave across Europe and so it was difficult to sleep in the bedrooms due to the hot weather and there being no way of cooling the air. Mosquito splats - the bedroom walls could definitely do with a clean up as there are what I would describe as 'mosquito splats' on the walls, which isn't very nice at all. A quick clean and coat of new paint is definitely needed. An overall switch for the upstairs air conditioning unit is right next to a plug socket and not labelled at all, which meant that mum switched it off when she unplugged her charger and we were without air conditioning until the next day when we contacted Matteo. The switch could do with being labelled. There is a big sink basin in the bathroom which you have to squeeze past to get into the shower. If you are a larger person, you probably wouldn't be able to access it. Better accommodation could have been booked in the same area for a cheaper price.

− 주인분은 숙소를 사용하는 고객의 문의에 문자 위주의 응대만 합니다. 처음 체크인 할 때만 주인분과 대면하였으나 이후는 문자만 주고 받았습니다. 처음 숙소를 사용하는 입장에서 숙소에서 일어나는 문제를 알아서 해결해야합니다. 이불의 경우에도 실제 체크 해달라고 말씀 드렸으나 문자로 이불이 있다고 보내고 끝냈습니다. 고객 응대가 매우 아쉽습니ㅏㄷ.
